Forest Road

The site is located on an important east west route in the London Borough of Waltham Forest. This section of the road is lined with low-rise terraced, detached and semi-detached housing. The existing detached Victorian building on site will be replaced with a purpose built 4-storey apartment building to maximise the development potential and improve the quality of the homes. The proposal complements the scale and character of neighbouring properties with a stepped massing, communal garden, roof terrace, disabled parking and forecourt.

Proximity to adjacent buildings - the existing building is located close to the adjacent property to the west, with active east facing windows overlooking the site.

Block Character - the north of Forest Road is characterised by traditional Victorian terraces with a grid street structure, the south by mid-century affordable housing blocks with little street engagement.

Building Alignment - the building footprint responds to the deep front gardens onto Forest Road and the shallow frontage on the site corner.

Articulation - The proposed massing relates to the large object building character south of Forest Road, stepping down on the south-west corner.

Ground floor plan - the main entrance is on the corner of the building to allow for a central access corridor and close to the communal garden.

First and second floor plan - all arranged to allow for two or three aspects and a compact internal circulation.

Third floor plan - stepping back at the south-west corner in response to the 2-storey neighbouring building providing a communal roof terrace.
